While manufacturing precast components, FINFROCK begins site work so construction can begin as soon as components are ready for installation. Even during assembly of the structure, trade partners have access to portions of the building to further speed completion. With building subcomponents (mechanical, electrical, plumbing and fire protection) precisely located in advance, interference between trades on-site is all but banished. This minimizes schedule delays and assures on time completion, meaning you get the building you want, faster.

In a conventional construction project, cost overruns through change orders routinely amount to between seven and eight percent of the total cost. The 3D model we use virtually eliminates change orders since conflicts are worked out in the model, not the field. The dimensional accuracy of every piece is exceptionally precise - meaning floor to floor heights, window openings and column spacing are specifically as shown on the plans, and specifically tailored to your timeline. In 2017, Alliance Residential secured an exclusive site in the upscale Orlando, Florida suburb of Winter Park to build a luxury multifamily housing project with an integrated 480 space garage. Knowing they would need the right partner, Alliance chose FINFROCK as the design-builder for Juno Winter Park (formerly known as Broadstone), a seven-story, 268-unit market-rate luxury multifamily housing complex.

 

Serving as the architect of record, structural engineer of record, precaster, manufacturer, and design-build contractor for this project, FINFROCK served as the single point of contact for the client from groundbreaking to ribbon cutting. Using Building Information Modeling (BIM) and laser technology to enhance manufacturing productivity and substantially lower costs, substantially, the design-forward, luxury apartment community is the first of its kind. It features one, two, and three-bedroom residences as well as classically sophisticated penthouses with expansive nine, ten, or twelve-foot ceilings.

 

Juno Winter Park was the first market-rate multi-family project to utilize FINFROCK’s innovative DualDeck® Building System, while another is slated to open in the desirable downtown Orlando neighborhood of Ivanhoe Village around the middle of 2020.

 

A new upscale multi-family housing project designated as Lake House will bring 252 units above 34,900 square feet of office space and 2,563 square feet of eatery space to a 2.4 acre site overlooking Lake Ivanhoe and the downtown Orlando skyline. Future residents will also enjoy secure parking in a 523 space precast garage and be able to walk to neighboring boutiques, restaurants, a brewery, and parks. FINFROCK is the design-build general contractor, architect, and structural engineer for the apartments and the parking structure.
