PCI RECOGNIZES FINFROCK FOR AWARD-WINNING HOSPITALITY DESIGN.

FINFROCK has been recognized with a PCI Design Award from the Precast Concrete Institute for its work on the Stella Nova Resort and Terra Luna Resort. The award honors excellence in precast concrete design and execution across two sister resort hotels delivered as part of a major Central Florida theme park expansion.

Together, the nine-story hotels provide more than 1,500 guest rooms and feature complementary cosmic-inspired architectural themes that required a high level of coordination between design, engineering, manufacturing, and construction.

A FULLY INTEGRATED DESIGN-BUILD APPROACH.

The Stella Nova and Terra Luna Resorts were delivered under a single-source, design-build contract, with FINFROCK serving as architect, structural engineer, precast concrete manufacturer, and general contractor. A total precast concrete structural system was selected from the outset to meet aggressive schedule requirements while maintaining quality and durability standards expected for high-occupancy hospitality buildings.

Each tower incorporates a precast floor system that allows mechanical, electrical, and plumbing components to be embedded during manufacturing. This approach enabled parallel off-site production and on-site assembly, reducing labor congestion, improving coordination across trades, and accelerating overall construction timelines.

PRECAST SOLUTIONS SUPPORT COMPLEX DESIGN REQUIREMENTS.

The award-winning design presented several structural challenges, including curved building forms, unique “pill-shaped” window openings, and varying load requirements within the podium and back-of-house spaces. Custom precast solutions were developed to support the hotels’ distinctive geometry, including specialized curved formwork and project-specific molds that allowed window openings to be cast directly into radius wall panels with tight dimensional tolerances.

Precast concrete also supported additional structural demands, such as increased loading at lower levels and the integration of a central energy plant within an attached precast structure. In each case, the system provided the flexibility needed to accommodate architectural intent while maintaining efficient spans and minimizing additional framing.

RECOGNITION FOR PERFORMANCE, PRECISION, AND DURABILITY.

In total, more than 2,700 precast pieces were produced and erected across both hotels. The use of off-site manufacturing ensured consistent quality, minimized waste, and reduced site disruption while delivering the durability and resilience required for Central Florida’s demanding environmental conditions.
